We hope you and your family are staying safe and staying in. We want to continue to update you on information about the Real Estate market locally as well as the climate nationally. Here are some bite size “take-aways” for Real Estate amidst COVID-19. Many have fears of a recession coming but what does that mean for the Real Estate market? “While the number of home sales is likely to take a beating, at least in the short term, experts predict that the real estate market is much more stable than it was in the last go-around.” – from a recent Realtor.com article that you can read more on HERE. A Zillow Study regarding the behaviors of the housing market during previous pandemics gave sellers a somewhat reassuring conclusion: While the number of home sales dropped dramatically during previous outbreaks, home prices stayed roughly the same (or only dropped slightly). That makes sense; fewer transactions make it harder for prices to change. Essentially, the market goes on pause during outbreaks like these. End of Year Market Recap

Wow! 2019 ended with a bang! After a somewhat slower start to the Fourth Quarter, we were thrilled with how the year finished out. Consumer confidence was high as people put their home moves or real estate investments into motion in December. Let’s break down the December numbers a little bit and see what to look forward to in 2020.     Williamson County finished December with an Average Sales Price of $610,048, 469 total closings and an average of 36 Days on Market. That Average Sales Price is up 2.0% from this time last year at $598,342. However, the total number of closings was up 11.4%, 469 closings in December 2019 from 421 in December of 2018. December finished with only 2.3 months of inventory in the market in Williamson County, making it a great landscape for listing a home coming into the new year.     Davidson County saw great numbers as well. The county finished up December 2019 with an Average Sales Price of $436,663, 881 closings in December and an Average Days on Market of 28 days. This was a huge jump in Average Sales Price up 13.6% over December 2018’s average of $384,487. Total closings […]

Summer Deepe of Summer’s Sweet Shoppe is a busy, busy woman – but always makes plenty of time to be with family. It was the perfect kick off to the weekend. The food was incredible, the margaritas even better and the joy around the table probably the best! Client Spotlight- Miles Auto Spa

Tell us about MILES Auto Spa: The idea for MILES was a culmination of several things – I was coming upon the conclusion of a long career in the wireless telecom industry.  I’d always wanted to create my own business, and with the realization that I could spend time while traveling on airplanes putting the ideas down on paper, I began to piecemeal the concept of MILES Auto Spa into a business plan.  My focus groups were informal – I spoke for a couple of years to anyone who’d listen about the idea.   And received positive feedback.  Bottom line, I’m a car geek who wanted to be in an automobile related business, and made the observation there was a big opportunity for a different kind of carwash, and Cool Springs in 2006 was ripe for that opportunity. How did the business get started? We recently sat down with Brock Fuller of Home Sweet Home Company (HSH). We are so thankful to not only have Brock and his wife Laura as friends and clients of ours, but to also have HSH create one of a kind closing gifts for our clients who are making a home purchase.   Tell us about Home Sweet Home Company? HSH started out of a class project at Belmont. I was enrolled in Belmont’s entrepreneurship program in their business department.  Upon graduation, I officially launched the business in 2014. Essentially, what we do is  find the exact longitude and latitude coordinates of your home and create one of a kind design featuring the coordinates. Those designs are created into framed prints, pillows and a few other items.  Currently we have prints for 47 states.   What was your inspiration to start the business? I interned for a company called Volunteer Traditions in 2011. You may have seen their stuff around town as they create Clothing, Hats, Decals, etc with Tennessee themes. This Holiday Season Watch Out for Yours and Buddy’s Safety!

Fun Fact: Did you know an Elf on the Shelf is flammable? The NFPA warns that heating, winter storms, candles, trees and holiday décor (including the pesky Elf on the Shelf) all contribute to an increased risk of fire during the winter months. In two of every five fires, decorations were too close to a heat source. Oops. My family hasn’t even been in our new home for 2 years, and *we nearly burned it down. I mean *Buddy, our Elf on the Shelf, did. He set himself up on our dining room chandelier, on top of a light bulb. What we didn’t know was, when the switch was flipped on, Buddy’s leg was melting. My son and I walked past the dining room as we headed to the bus stop, and I smelled a campfire. Luckily, I had an idea of what it was and had him wait in the garage for me because, “I forgot something.” I didn’t want him to be scarred for life that A.) Buddy just might be on fire and B.) This month we sat down with our sweet friends who run our favorite local market. Matt and Ashlea Hogancamp saw a need for an organic, locally sourced grocery store where consumers can trust that everything on the shelves has been vetted and approved. They couldn’t find it as consumers so they opened it. We love their story and we know you will too! Can you tell us more about Herban Market, your family and your story? We both were working corporate jobs in Houston, Texas and felt like it was time to get out of the grind. We wanted to get closer to home and sold everything. We had family here and market research showed us that the area would support an organic market. We recently sat down with Michael Walker from Eat Nashville. He’s a past client and has been making us drool for the past couple years with his photos from restaurants around Nashville.                     We met him for dinner at a new restaurant in East Nashville called Lyra to hear his story.   Why did you create Eat Nashville and how did it get started? So it started when I was a bit younger, single and didn’t want to cook at home. I really had a desire to engage and create community through meals. So, I found myself eating out a lot with friends. We recently visited with Baird Graham of The Baird Graham Company to hear more about his home building business. We view Baird as one of the premier home builders in the Nashville area and we have the distinct pleasure of representing him on some of his new construction homes.  Tell us about how you got into the construction business? After college, I came back home to Nashville and started working for KC Remodeling. As the name suggests, we did home renovations and were very involved in the process. That’s when I began to learn about construction and all of the skilled trades. I learned how much I loved the business and how it really came easy to me. Charles Penning (owner at KC Remodeling) and I still talk frequently and I consider him a mentor to this day. Tell me a little bit about Walton’s Antique Jewelry. My grandmother started the store 44 years ago this year. She got started by selling jewelry on the hood of her car at flea markets. She would take my dad and uncle and they would play with chickens. She started at Carter’s Court, where the Bunganut Pig is today. That was before Main street became so popular. In 1973, she bought the building on Main street and moved Waltons down there. My dad started with her when he was 28 about the same time I did, and he has been in the business ever since.  You grew up around the business. At what point did you decide this was the career for you and what pushed you to it? My dad made me a job offer better than what I had (laughs). I was doing wedding and event planning out in Colorado. When did you become a DIY Renovation fanatic? (She Laughs) I think I have always been into it. I have been watching This Old House and HGTV Renovation shows long before it was popular. So pretty much forever. Tell us a little bit about this project and the transformation? We recently purchased a 1920s cottage in the Nations with The Clough Team. It had been stripped of most of its historical character. My husband graciously gave me free reign to do whatever I wanted so I started in December and finished at the beginning of February. I installed ship lap in the Master Bedroom, Board and Batten in the two secondary bedrooms and in the Living Room I did an “Off Kilter Stud Wall”. I did this style of slanted wall in the Living Room because it actually masks the slanted floors of the old house. It tricks your eye into thinking everything is level. It’s an old house and that is the charm. Where do you get your inspiration from? Mostly Pinterest but the wall in the Living Room was inspiration from Fat Bottom, a local brewery in our neighborhood. Clough Team Spotlight – Laura Prechel

Laura Prechel is dedicated to helping Maury County’s stray dogs find a home of their own. She first moved to Columbia to purchase a home large enough to foster dogs, but her ambitions to care for homeless animals soon outgrew her house. While hosting dogs, Prechel began volunteering every Saturday at the Maury County Animal Shelter. Hesitant of the shelter’s kill policy, when she learned of the efforts by Proverbs 12:10 Animal Rescue to relocate the dogs bound for euthanasia, Prechel continued to volunteer at the local organization. “Here, most days, the dogs don’t get out,” Prechel said. “On a Saturday, they will do a little better, but during the week, they don’t get out of their kennels.” But with an influx of animals in the Fall 2016, Proverbs could not continue that effort at the county shelter. At one point, an urgent alert was sent out by the Maury County Animal Shelter every 10 days. “We could barely get them all out, and then the next day another list would be released,” Prechel said. She then started contacting other local rescues in Tennessee, but they were all full. “Some of the dogs are six months or nine months old, and […]

The Clough Team - Middle Tennessee Real Estate - Regardless of how you slice it, 2017 was a wild year in the real estate business. So strong in fact, that we eclipsed real estate sales from 2007. While many may expect 2018 to begin to return us to a more balanced market, few local or national indicators reflect that. Here are a few factors we anticipate will keep our Nashville market on the rise: - Changes to our federal tax laws stand to put a damper on many markets due to the new $10,000 limit on state income tax and property tax deductions. States like Florida, Texas and Tennessee show to be winners as the lack of state income taxes leave the $10,000 deduction solely reserved for property taxes. - The Mortgage Bankers Association is predicting an increase of 7.3% in mortgage loan originations across the country. - Interest rates, arguably the biggest key to housing remaining affordable in our fine city, are expected to slowly increase throughout the year, but still remain historically low. - According to Forbes, Nashville ranks as having the most high-wage job growth since 2011 as compared to the 70 largest labor markets in the country. No doubt, our biggest challenge to maintaining the growth is the lack of home inventory. If there is nothing for buyers to buy, we will see sales reflect that stagnancy. Questions? Regardless of how you slice it, 2017 was a wild year in the real estate business. So strong in fact, that we eclipsed real estate sales from 2007. While many may expect 2018 to begin to return us to a more balanced market, few local or national indicators reflect that. Here are a few factors we anticipate will keep our Nashville market on the rise: Changes to our federal tax laws stand to put a damper on many markets due to the new $10,000 limit on state income tax and property tax deductions. States like Florida, Texas and Tennessee show to be winners as the lack of state income taxes leave the $10,000 deduction solely reserved for property taxes. The Mortgage Bankers Association is predicting an increase of 7.3% in mortgage loan originations across the country. Interest rates, arguably the biggest key to housing remaining affordable in our fine city, are expected to slowly increase throughout the year, but still remain historically low. What’s New With Short-Term Rentals in Nashville?

The ongoing discussion regarding STRP (Short Term Rental Properties) hit a head this past week as Metro Council is considering a moratorium or an outright ban on non-owner occupant STRP’s. From Joey Garrison at the Tennessean: “The proposal would be Nashville’s most aggressive action taken to limit Airbnb, which has drawn strong criticism from neighborhood activists who complain short-term renting has turned residential homes into loud disruptive party hotels occupied by travelers.” The topic is such a challenge for both new and old Nashvillians alike: how do we fuel the growth and tourism of our great city with STRPs all the while not weakening the fabric of our neighborhoods? The public hearing was held to also bring light the vagueness around the current STRP laws. Last December Circuit Judge Kelvin Jones ruled that the legislature regarding STRP’s was too vague and too confusing for citizens to understand therefore deeming the law unenforceable and needed to be amended. This amendment allowed metro to revert to its original ways, giving them the power to enforce the short term rental law. Middle Tennessee Housing Market Update

Into the third quarter of the year, the Middle Tennessee Housing Market is doing well, and constantly improving! Let’s look at some of the numbers for the year so far. In Davidson County, closings on single family homes are up 5.3%, the average sales price is up 12.9% to $331,000. The median price is up 17.8% to $265,000. Williamson County single family home closings had a moment increase and are up 2.6%, the average sales price is up 4.8% to $498,000 and the median price is up 5.1% to $430,000.   In an Existing Homes vs New Homes Analysis, the data shows that in Davidson County, 79.8% of sales have been existing homes, and the other 20.2% were new homes. In Williamson County, 66.5% of homes sold were existing, while the other 33.5% were new home sales. With the amount of infill construction in Davidson County, we were a bit surprised to see that such a large percentage of sales are coming from re-sale homes. Five Tips For Creating Successful Flower Beds

As you prepare for your spring planting, keep these tips in mind to ensure you have a beautiful garden for years to come. Establish the outline of the bed design that you would like for your landscaping.  Avoid being too conservative when it comes to laying out the planting beds.  Make the beds at least 4′ wide at their narrowest point. Take into consideration the size of the plants once they mature.  Allow some room for growth so that your landscape will come together and look nice five years from now. Raise the beds at least 10″ with good, rich topsoil.  Topsoil is expensive, and toting it is hard work, but don’t let either of these points enter into your decision of how much topsoil to buy.  It is the most important step you can take to ensure a successful flower bed. Don’t waste your time or money installing plastic or weed barrier cloth over top of the soil.  They don’t normally work and removing them is time consuming and tedious.  Instead, opt for a chemical weed control or an organic alternative. Think about sun and wind for both summer and winter.  Mark the areas of your yard needing shade or wind protection.  Highlight areas where landscaping height or width may be restricted.  Try adding a focal point to the entrance area.  If unsightly utility areas are visible from your house or patio, a screening wall or hedge may be needed.  Don’t forget to screen off unsightly areas from the neighbors.
